With a population of nearly 4.5 million, Guadalajara is Mexico’s second largest municipality behind Mexico City. Manufacturing in Guadalajara is considerably strong and has played a defining roll in the city’s growth since 1990. Most of this manufacturing growth in Guadalajara came from the maquiladora industry. Manufacturing exports to the United States grew from 3.5 billion in 1995 to over 15 billion in 2012. A lot of the manufacturing success in Guadalajara over the past 10 years can be attributed to the electronic and information technology sector, which has given the city the nickname “Silicon Valley of Mexico.”

The growth of industrial real estate in Guadalajara has mostly kept up with demand over the past decade. The city has many secure industrial parks with stand-alone and multi-tenant building options for manufacturers. Lease rates in Guadalajara about similar to other industrialized cities throughout Mexico, as are electricity costs and other utility costs.
